(I-2) Heavy Industry

Sec. 110-180. I-2 heavy industrial district; purpose; location.
This I-2 industrial district is intended to provide for heavy industrial uses not otherwise provided for in the districts established by this chapter. The intensity of uses permitted in this I-2 district makes it desirable that they be located downwind and separate from residential and commercial uses whenever possible.

Sec. 110-181. Permitted uses in I-2 industrial districts.
Uses permitted in I-2 industrial districts are as follows: Any use permitted in the I-1 light industrial district, unless otherwise prohibited in this division.

Sec. 110-182. Conditional uses in I-2 industrial districts.
The following uses shall be permitted in the I-2 district, provided that the location of such use has been approved by the planning commission, according to section 110-226.
(1) Arsenal;
(2) Central mixing plant for cement, mortar, plaster, concrete mix, paving material or asphalt;
(3) Dehydration plant;
(4) Fertilizer manufacture;
(5) Grain elevator and grain storage;
(6) Manufacturing of cement lime ingredients, lime, gypsum, plaster;
(7) Petroleum refinery and distillation;
(8) Smelting of any ore or metal;
(9) Soy bean processing plant;
(10) Wholesale or bulk storage of gasoline or other petroleum products (see chapter 46, pertaining to fire prevention and protection for other requirements);
(11) Railroad storage yards or shops; and
(12) Junk, automobile or salvage yard of any kind.

Sec. 110-183. Prohibited uses in I-2 districts.
Uses prohibited in I-2 industrial districts are as follows:
(1) Any residential use;
(2) Any retail business use;
(3) Distillation of bones;
(4) Sanitary landfill, reduction or incineration of trash, garbage, offal or dead animals;
(5) Fat rendering;
(6) Manufacturing of acid, alcohol, ammonia, bleaching powder, celluloid, chlorine, explosives, gas, glue, pyroxylin or nitrocellulose;
(7) Slaughtering and dressing of horses, cattle, swine, sheep and goats and disposal of waste from such processing (not intended to exclude poultry slaughtering and dressing);
(8) Stockyards; and
(9) Any use inconsistent with or expressly prohibited by the ordinance of the city.
